SureMountain offer planning advice to clients in relation to residential and commercial properties, whether it is for a new build, extensions or significant alterations. Planning applications will normally be decided in accordance with the development plan. Obviously we can work with you on such plans as you will need to justify any proposals to authorities prior to construction.

 

Planning permission transforms the value of land and gives you the ability to create development opportunities. It can be a long, painful and risky business fraught with hassle and uncertainty but the potential gain usually massively outweighs the pain. You need to have an understanding of the planning process because having the right permission is the only way you will be able to build the house of your dreams.

 

We can have an informal discussion with you before you submit an application and do some prior assessments including a basic site analysis and development opportunities.

Level of Preparation

The level of preparation required depends on what you propose to do, the scale of the development and the location. In simple cases it should be sufficient to look at the main issues governing the grant of permission and decide which of these are relevant to your application. Why Have Pre-Application Advice?

The scope for inconsistencies between planners even in one authority is quite high and between different authorities is huge. Assessment Advice

As part of the discussions with SureMountain you should be fully prepared to describe your proposals and show plans if you have them so we can:

  • Assess whether there seems a reasonable chance of getting permission.
  • Discuss potential site problems such as roads, footpaths, power cables, watercourses, sewers and telephone lines.
  • Assess potential problems such as noise and traffic and whether the authorities may impose conditions to overcome these problems rather than refuse planning permission.
