Energy Performance Certificates


Energy Performance Certificates (EPC’s) document a property’s current energy efficiency and supply the recipient with information on how to improve energy efficiency and reduce carbon dioxide emissions. SureMountain provide energy performance assessments for your property and will offer effective guidance on the solutions that can make a difference to your properties efficiency.


From ‘A’ To ‘G’

An energy performance certificate grades from ‘A’ to ‘G’ with ‘A’ being deemed very energy efficient and ‘G’ being not very energy efficient. The average is grade is ‘D’.

 What is in The EPC Report?

Energy & Emissions

Information on the property’s energy use and carbon dioxide emissions.


Reduction Suggestions

A report with suggestions to reduce energy use and carbon dioxide emissions.


EPC Report Implications

Suggested improvements, like double glazing, loft insulation, lighting and other energy saving measures.

Potential cost savings per annum, when the improvements have been installed in the property.

The impact of the property modifications on energy and carbon emission ratings. For example, how much energy would be saved by installed LED lights.

Property Requirements

Energy Performance Certificates are required whenever a property is built, sold or rented.

New Build






Buildings That Don’t Need an EPC

The following properties are exempt from the EPC:

  • Places of worship.
  • Temporary buildings that will be used for less than 2 years.
  • Stand-alone buildings with total useful floor space of less than 50 square metres.
  • Industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy.
  • Some buildings that are due to be demolished.
  • Holiday accommodation that’s rented out for less than 4 months a year or is let under a licence to occupy.
  • Listed buildings – you should get advice from your local authority conservation officer if the work would alter the building’s character.
  • Residential buildings intended to be used less than 4 months a year.
